2ndDawn is about making a statement by the way we live and build with sustainability at our core. We recognized that as an industry we haven’t changed the way we build for the last 100 years. Sure there are a few modifications or uprgrades but not in a way that has created positive change for our environment or for the world our future generations will live in.
At 2ndDawn we believe that by making small intentional choices we can make a huge impact that will create healthy change for our homes our environment and our lives.
It is our hope and dream that we are the new dawn of building better, greener and healthier homes. That is why we are the 2ndDawn in home construction, out with the old and in with the new for a better you!

Living Up To Our Purpose
7-Star Energy Rating
Homes with a higher star rating are considered more thermally comfortable and cheaper to run than homes with a lower star rating.
- A 0-star rating means the building shell does practically nothing to reduce the discomfort of hot or cold weather.
- A 6-star rating is the minimum standard in most states and territories. It indicates good, but not outstanding, thermal performance.
- A 10-star rated home may not need any artificial cooling or heating to keep you comfortable.
The full range of stars from 0 to 10 is called a star band. Star bands are based on the amount of energy predicted to be used for homes in different locations.

Use of Timber Over Brick
Insulation – and therefore energy costs. Perhaps not yet such a huge issue, but with a potential electricity hike of around 16% for the next 5 years at this stage, it soon will be
Natural Home – many clients chose to build a timber home because they want a more natural home, that better fits into it’s environment – something that feels good.
Ease of construction and time to construct – it takes significantly less time to build a timber home than a similar brick & mortar home. It’s also easier to alter or add on too.
Difficult & Sensitive sites – due to using relatively lightweight materials, timber homes are ideal for difficult to access sites.
Higher floor area to building area ratio – as the walls are a lot narrow than for masonry construction, in the case of typical timber frame you get extra floor area which will be good on small sites.

FAST COMPLETION TIMES
One of the most important factors in building a new home is the time it takes to build your home; the longer this time, the more money you spend, including more money on rent and interest paid on loans. A timber frame home can take 14 weeks to complete for a single story and 16 weeks for a double story home, compared to up to 30 weeks for a full masonry construction.
MINIMISING THE COSTS OF BUILDING A NEW HOME
A timber frame is much lighter than a double brick construction, so you don’t need extensive footings on ‘S’ and ‘M’ class soils. This equates to less concrete and reinforcing steel, as well as less time on-site, less administration, on-site amenities and utilities. All of this results in a faster completion time and means that you could pay less for a timber frame home, compared to a full masonry construction.

I love building, the joy of creating and providing something so tangible as a home is incredible.
Hi my name is David Mynott. Mynott is pronounced like Why Not, you can bet I have heard “Why Not Mynott” a million times. Me being a guy that never wants a good thing to go to waste thought my building slogan would be “Why Not Build With Mynott”…… But I created 2ndDawn instead and that’s because what we are doing at 2ndDawn is more important than a catchy building Slogan.
I’ve been building all my life. The only job I ever wanted was to be a builder. Which is odd given my upbringing. My Dad has always worked in the Disability Sector helping those with real need. Maybe I got my passion to help people through his work. But ever since I was 13 I knew I only ever wanted to be a builder.
My building journey has taken me far , though I started my building apprenticeship in Northam, I have travelled the world building. I got to see a lot of unique ways other countries and states of Australia build.
It all however lead me back to Perth to build homes. Through many years of building the standard type homes of double brick in Perth I couldn’t help to think why everyone else in the world builds with timber. I recalled a lesson during my builders course around sustainability, though I didn’t give it much thought then, I came to realise how poorly and inefficient we have been building homes in Perth all these years.
It wasn’t until I watched one of Sir David Attenborough’s latest documentaries “A Life On Earth” that I made a decision to do something about it. In this documentary we are confronted with how our world will look in the not too distant future…. It didn’t look good. I thought to myself well I am just a builder so what can I change? and that is when I started my research into how can we be building better, building sustainably and building with nature not against it.
I have now taken the best parts of passive home designs, aiming to achieve net zero emissions through our homes and incorporating products that are environmentally sourced. From this research we have created our building philosophies that will help us “build for progress”
So basically I have become the new Sir David Attenborough….. of builders, but not really I am just David Mynott fulfilling his passion for building good homes. I hope we can work together to make this world and you next home a better place.
