    Discovery Call

    A 30-minute conversation about your land, your brief and your budget. We're honest about whether your project is the right fit for us — and you get clear guidance either way.

    High-Level Estimate

    From your design drawings we prepare a budget estimate — typically within 10% of the likely build cost — so you can make a confident decision before committing to detailed work.

  3. 03

    Design & Pricing Agreement

    Detailed design and fixed-price documentation is real work, done properly under a paid pre-construction agreement. Every detail, finish and inclusion is specified before you sign — changes happen on paper, not on site.

  4. 04

    Fixed-Price Contract

    A comprehensive, plain-English contract covers every element of the build. No provisional sums for items we should have specified. No surprises.

  5. 05

    The Build

    Your dedicated site coordinator sends regular photo updates and keeps you ahead of every milestone, claim and decision. You always know what's happening on site.

  6. 06

    Handover & Warranty

    We hand over the keys with a full handover pack, walk you through every system, and remain available through the warranty period. This is a relationship, not a transaction.

When you build with 2ndDawn, you're not handed off to a sales team and then a project manager you've never met. You work directly with the builder — the person who answers their phone, stands behind the work, and is across your home from the first conversation to the day you get the keys.

That's deliberate. A home you intend to live in for the rest of your life is too important to trust to a process. It deserves a builder who owns the outcome and is still here long after handover.

Our projects generally start from $1M+, depending on size, site and specification. On your discovery call we'll give you an honest budget indication based on your brief, land and inclusions — and detailed design and pricing is genuine paid work, packaged into a pre-construction agreement so it's done properly, before you sign a build contract.
We build across the Perth metropolitan area with a focus on suburbs where considered architecture and energy performance are valued — including the northern coastal corridor, western suburbs, the hills and Fremantle. Site and orientation matter more to us than postcode.
Real sustainability is about how a home performs over 50 years — not a label on a sticker. Our homes are 8-star+ NatHERS rated, passively oriented for Perth's climate, thermally broken, properly insulated, solar-ready and built from materials chosen for low embodied carbon. The result: 60–80% lower running costs and a home that's comfortable year-round without working its systems hard.
Volume builders sell a catalogue. We begin with a blank page and your story — luxury, sustainable, healthier homes designed for how you want to live for the rest of your life. You get a bespoke design, a fixed-price contract with no provisional sums to creep up later, a dedicated site coordinator who answers their phone, and a director-led build. We deliberately build a small number of homes per year to protect that experience.
Yes. We work well with external architects and interior designers. Many of Perth's most respected practices refer their clients to us specifically because of how we communicate and the quality of our finish.
From approval to handover, most of our homes take 10–14 months depending on complexity. We give you an accurate programme before you sign the contract — and we hold to it.
